Winter Park Lodging Company

Short Term Rentals · Winter Park

If you own a rental here or plan to buy one, who manages it shapes your income almost as much as what you buy. Here is a closer look at one of the valley's larger local managers.

Walk into Suite 103 at 21 Telemark Drive in Winter Park and you are in the office of Winter Park Lodging Company, a local, full-service vacation rental manager that says it handles more than 100 vacation rentals across the valley. Its homes run from one-bedroom condos to estates with seven or more bedrooms, in the resort base area, downtown Winter Park, ski-in and ski-out buildings, Fraser and the Pole Creek Golf Club area.

Rental management is one of the questions I hear most, usually from buyers trying to figure out whether a condo will pay its way, and from sellers wondering if their rental history will help them sell. So I took a closer look at how one established local company describes its work. This is not an endorsement or a ranking. It is a practical look at what a professional manager offers, and the questions worth asking any company before you hand over the keys.

A local team with a valley-wide book

Winter Park Lodging Company says it has more than 15 years of experience in mountain resort and vacation rental management. Its leadership team is listed by name on its website, including General Manager Casey Garms and Director of Operations Ryan Greer, along with dedicated managers for owners, reservations, revenue, maintenance and accounting. The company also runs a sister operation, Steamboat Lodging Company, which it says manages more than 45 properties in Steamboat Springs.

Among the buildings it features are Zephyr Mountain Lodge, Founders Pointe, Base Camp and Trailhead Lodges, names many of our buyers already know. The company lists memberships in the Winter Park Lodging Association, the Fraser River Valley Housing Partnership and the Vacation Rental Management Association. Those memberships are worth noting, because local involvement usually means a manager knows the people at Town Hall and the HOA boards a rental depends on.

What full-service management covers

On its property management page, the company describes the core of the job in a few parts. Marketing starts with professional photography and digital branding for each home. Pricing is handled by a revenue manager who adjusts rates and minimum stays through the season, with the stated goal of raising nightly rates while encouraging longer bookings. Housekeeping includes a linen program that washes duvets between every guest, and maintenance runs through a network of local vendors.

For guests, the company advertises around-the-clock availability and communication before, during and after each stay. For owners, it promises twice-yearly revenue updates, monthly newsletters, someone available to chat seven days a week, and an on-call team for emergencies. What the website does not publish is its fee structure, contract terms or owner-use policy. That is common in this business, and it is exactly why the first conversation with any manager matters.

The best time to interview a rental manager is before you write the offer, not after you get the keys.

How it fits among your options

Owners in Grand County generally choose among three paths. Some self-manage, which keeps more of the income but means handling guests, cleaners and repairs yourself or through a local helper. Some buildings have an on-site program: Winter Park Resort Lodging, for example, runs the rental program for Zephyr Mountain Lodge, Parry Peak Lofts and Fraser Crossing at Founders Pointe, with a front desk and housekeeping in the building. And many owners hire an independent local manager like Winter Park Lodging Company, which can handle homes in many neighborhoods rather than one building.

None of these is right for everyone. A ski-in condo in a building with an on-site desk is a different business from a five-bedroom home in Fraser, and the right manager for one may not be the right fit for the other. Rules matter too. Short-term rental licensing changes from one town to the next across Grand County, and an HOA can limit rentals even where the town allows them, so confirm both before you count on rental income.

What buyers and sellers should take from it

If you are buying, ask the current owner for 24 months of rental statements from their manager, not a projection. Then ask any manager you are considering for their fee, what it includes, who pays for cleaning and supplies, how owner stays are booked, and how much notice you need to switch companies. Add those costs to your HOA dues, taxes and insurance before you decide what a property can really earn.

If you are selling a rental, a clean booking history and professional photos are real assets. Buyers pay attention to documented income, and a well-run listing on the rental sites tells them the home shows well and guests like it. Talk with your manager early about future reservations, because bookings that run past your closing date need a plan in the contract.

Good management does not turn a poor purchase into a good one, but it can make a good purchase much easier to own from a distance. That matters in a market where many owners live outside Grand County and visit a few weekends a year.

If you would like help weighing a rental property, including reviewing its income history and the management options in that building, I am glad to walk through it with you.
