What $500K, $1M, and $2M Get You in Winter Park, Fraser, and Tabernash

One of the most common questions I get from buyers looking in Winter Park and Grand County is:

👉 “What does my budget actually get me?”

And the honest answer is, it depends a lot on where you’re looking.

There’s a pretty clear progression as you move through the valley:

  • Winter Park = premium location and pricing
  • Fraser = more value and a bit more space
  • Tabernash = the most space and best price per square foot

Also worth noting upfront, if you’re buying in Winter Park, there is a 1% transfer tax on the purchase, so that’s something to factor into your numbers.

Let’s break it down by price point.


What $500K Gets You

At this price point, you’re mostly looking at condos.

Winter Park

You’re typically in a studio or 1-bedroom condo, usually somewhere in the 400–650 sq ft range. Many of these are in older buildings, but they’re often close to the resort or on shuttle routes, which makes them solid short-term rental options.

Fraser

This is where your money starts to stretch a bit more. You can find 1–2 bedroom condos, closer to 600–900 sq ft. Same general product, just a little more space and a better price per square foot.

Tabernash

There’s not much condo inventory out here. This isn’t really a condo-driven market.


What $1M Gets You

This is where things open up quite a bit.

Condos

Winter Park:
Now you’re into 2–3 bedroom units, often updated and in better locations. These are typically strong rental properties and can be within walking distance or a quick shuttle to the resort.

Fraser:
You’ll generally get more square footage, often 1,100–1,600 sq ft, and a bit better value overall.


Townhomes

Winter Park:
You’ll find 2–3 bedroom townhomes in the 1,200–1,800 sq ft range, often in neighborhoods like Rendezvous or Lakota.

Fraser:
More space here, typically 1,500–2,200 sq ft, and a little more breathing room for the same price.

Tabernash:
Some newer builds and smaller developments, usually with better views and more privacy.


Single-Family Homes

Winter Park:
Limited at this price point. You might find smaller homes or older properties.

Fraser:
This is where single-family homes start to make more sense, generally 1,800–2,500 sq ft.

Tabernash:
You’ll typically get more house here, often 2,000+ sq ft, sometimes with land and better views.


What $2M Gets You

Now you’re in the upper tier across all three markets.

Condos

Winter Park:
Higher-end units, often closer to the resort or with better views. Expect upgraded finishes and strong rental appeal.

Fraser:
Still high-end, but usually more space for the money.


Townhomes

Winter Park:
Premium townhomes in great locations, often with strong short-term rental potential.

Fraser & Tabernash:
Larger, newer builds with more space and less density.


Single-Family Homes

Winter Park:
You’re looking at well-located homes, typically 2,000–3,500 sq ft, closer to downtown or the resort.

Fraser:
Bigger homes, usually 3,000–4,500 sq ft, with a good balance of space and proximity.

Tabernash:
This is where you really start to see value.
Think 3,500–5,000+ sq ft, often with acreage, views, and a lot more privacy.

  • Winter Park: ~$750–$1,100+
  • Fraser: ~$600–$900
  • Tabernash: ~$500–$800

That trend holds pretty consistently:
👉 The further you get from the resort, the more space you get for your money.


So Where Should You Focus?

It really comes down to what matters most to you.

Winter Park

Best for:

  • Ski access
  • Walkability
  • Short-term rental demand

Fraser

Best for:

  • Value
  • More square footage
  • Close proximity without the premium pricing

Tabernash

Best for:

  • Privacy
  • Views
  • Larger homes and land

Final Thoughts

A lot of buyers focus purely on price, but that’s only part of the equation.

The bigger questions are:

  • How often will you use it?
  • Do you plan to rent it?
  • How important is proximity to the resort?

Those answers usually determine the best fit more than budget alone.
