Preparing & Showing Your Home

Tips on showing your home to a prospective buyer.

Selling in the Winter Park area is unique. Many homes are second homes, short-term rentals, or managed properties, which means preparation and coordination are key to making a strong impression every time your home is shown.

Our Process

Before your home goes on the market, we will walk the property and provide clear, strategic recommendations, ranging from simple touch-ups to more impactful improvements that can increase value and buyer appeal.

We also assist with:

  • Decluttering and simplifying spaces
  • Light staging and furniture arrangement
  • Preparing the home to feel clean, inviting, and move-in ready

Our goal is to present your property in a way that resonates with today’s buyers, especially those viewing multiple homes in a short visit.

Show-Ready Standards

Because many buyers in our market are from out of town and on tight schedules, your home needs to show at its best at all times.

We recommend:

  • Clean, clutter-free spaces with minimal personal items
  • Keep a fresh, well-maintained feel throughout the home; paint touchups, tighten door handles, replace light bulbs, fix broken window coverings, etc.
  • Block the first weekend(s) for rentals so your property is available for showings at any time

For rental properties, we work closely with you and/or your property manager to coordinate showings around guest stays and ensure the home is consistently presentable.

Why It Matters

Buyers in our area often compare several properties in a single trip. Homes that feel well cared for, easy to envision, and move-in ready stand out immediately.

With the right preparation and our guidance, we help ensure your property creates a strong first impression, both online and in person.
